Beyond curb appeal: the overlooked areas that can make or break a sale

Frances Goncalves, sales associate at Realmark North Coastal, recently spoke to The West Real Estate about the often overlooked areas in your home that can make or break a sale.

While many sellers invest considerable effort in staging living rooms, kitchens and bedrooms, they often neglect other critical areas buyers scrutinise – areas which can lead to a faster sale or even boost the offer price.

These overlooked spaces, such as laundries, garages and storage spaces, could be game changers in shaping a buyer’s assessment of a property.

“The principle less is more generally applies to the entire home – the more spacious and uncluttered an area appears, the more attractive it becomes to prospective buyers” Ms Goncalves emphasised the value of a well-lit, organised garage.

“To enhance both first impressions and kerb appeal, sellers should consider upgrading the garage door and refurbishing the driveway to conceal stains, cracks and other imperfections” she said.

Ms Goncalves said buyers frequently assessed storage throughout the home, from kitchen drawers to bedroom closets.

“Buyers will open cupboards and drawers to check if there is enough storage space in the house for their belongings, so it’s a good idea to have them spotless and neatly arranged” Ms Goncalves said.

“A fitted walk-in wardrobe not only offers easy access to clothing but can also serve as extra storage for items like spare linens and luggage.

Ms Goncalves said while sellers should always put themselves in buyers’ shoes, buyers must be thorough during their inspections because there was little chance of a second viewing in the current market, and they could miss out if they did not act quick.
