Don’t get left out in the cold this winter

With Perth deep in the throes of winter, homebuyers have an opportunity to assess properties during the season’s most challenging weather conditions.

Realmark North Coastal Sales Associate Frances Goncalves urged buyers to watch for signs of moisture issues such as excessive condensation or mould on windows and walls, as well as the presence of musty odours, which could indicate deeper issues.

“There are many other benefits to viewing a house in winter,” she said.

“Check with the agent how well the property is insulated and pay attention to whether any of the windows are double-glazed or draughty because this can affect heating and cooling costs."

Ms Goncalves said sales activity was defying the traditional downturn expected during winter, fuelled by limited listings, stable interest rates and a growing population.

“We are seeing many cash buyers and interstate investors snapping up Perth properties sight unseen, especially at the entry-level price points,” she said.
